Hickory internal delivery resources enable significant value management on striking Docklands tower

Banksia is the second Hickory project in the Docklands for developers MAB Corporation. The 18 level residential tower is highlighted by striking architecture inspired by the native Australian Banksia flower, replicated in the curved structure and circlet-crown façade.

The project comprises 108 high-end apartments, configured across penthouse, sky-home and classic apartment iterations. Common areas include a rooftop health club complete with infinity pool, a ground floor café and basement car parking level. The development will also be connected to Docklands Drive by a purpose-built access cul-de-sac.

FEATURES

  • Intricate façade design emulates the curves and peaks of a Banksia flower. Hickory rationalised the design of the fibre-reinforced polymer (FRP) cladding and balustrading and sourced an alternate supplier for the FRP to achieve significant cost savings.
  • Simplification and rationalisation of the joinery by Hickory’s internal joinery division achieved cost savings and program efficiencies during the project tender phase.
  • Structural redesign of the single-level basement also offered value management opportunities by minimising the excavation requirement.
  • Hickory scope of work includes demolition of the existing promenade plaza, extensive park landscaping and construction of a private access cul-de-sac.
  • Expedited program required enabling early handover of the public park section of the project to Melbourne City Council.
