Seven level commercial headquarters featuring public arcade and energy efficient initiatives

Central to the design and construction of the Transport Accident Commission’s (TAC) headquarters was a commitment to achieving passive solar, energy and water efficiency on a realistic budget.

The six storey building, with 15,000m2 of net lettable area, has a rooftop central plant, three level underground carpark and central atrium over three levels, delivering daylight throughout the building.

Detailed predictive computer analysis and visualisation was carried out to design the key features of the building, which include:

  • Extensive passive solar design response, with performance façade
  • Under floor air distribution system
  • Intelligent lighting control
  • Water efficient fixtures and systems and Blackwater harvesting
  • Solar thermal domestic hot water
  • Impulse jet fan carpark ventilation system
